The questions we get before the first call.

How do viewings work?
Privately, by appointment, usually between four and seven in the evening when the light is doing something worth seeing. Allow two hours per house if you want to walk the grounds properly. We come with you.
What does “private” or “off-market” mean?
The house is for sale but not listed anywhere public. It is shown to a small number of buyers under a confidentiality undertaking. You will not be sent a brochure, and you will be asked for proof of position before the gates open.
Do I need financing arranged before I view?
For the openly listed houses, no, though it helps. For anything private, yes. Private sellers expect your funding and your lawyer to be in place before they spend an evening showing you around.
Do you work with buyers from out of state or overseas?
Most of our buyers are. We run viewings in blocks around your travel, handle everything on the ground between visits, and send video walk-throughs so you are not deciding on stills.
What are your fees, and who pays them?
The seller pays a commission on completion, agreed in advance. Buyer representation is included in that on our own listings. If we act for you as a buyer on a house that is not ours, we agree a separate fee with you before we start, in writing.
Can you represent me as a buyer only?
Yes. We will look across the whole market, not just our list, tell you what is wrong with each house as well as what is right, and handle the negotiation. This is a large part of what we do.
Do you handle rentals or property management?
No. We sell. We can introduce you to people we trust for both, but it is not us.
How long does a purchase take, start to finish?
From accepted offer to keys, usually eight to twelve weeks, depending on the survey, the funding and whether the title is clean. We will give you an honest timeline for the specific house, not an average.
Can you help me get a house ready before it goes on the market?
Yes. The short version: fix what a buyer cannot unsee, leave what they will want to change anyway, and photograph in the right week.More on selling
What areas do you cover?
Six quarters along one coastline: Cypress Ridge, The Terraces, Old Town, Harbor Point, the Marina District and The Dunes. Everything is within about twenty minutes of everything else.
Why not just search the portals myself?
You can, and you will still see the same public listings we do. What the portals do not show you is the house that sold before it was posted, or what is actually wrong with the one you are excited about. That is the part we get paid for.
