Most agencies grow by adding inventory. We grew by refusing to. The economics are worse and the work is better, which felt like the right trade in 2017 and still does.
A house joins the list when we can answer one question without hedging: what is this house doing that the others on the hill are not? If the answer is a longer specification sheet, it does not join.
The consequence is that we turn down more instructions than we accept, and that we occasionally tell buyers to wait six months. Both of those are features.

Twelve years, briefly

One house, by accident
We were not an agency. We were two people restoring a single stone house above the village, and we kept being asked who had found it.

The list starts
Word had spread far enough that we began keeping a written list of houses worth knowing about. It has never had more than a dozen names on it.

The first house we saw through from bare terrace to handover, and the one that set the standard for everything since.

The list is currently nine. It has been as low as two. It will never be forty.

Aerial photography flatters every plot on this coast equally, which makes it useless for choosing between them. We would rather walk you around at four in the afternoon and let you notice the things a camera at sixty meters cannot show you.
If a house only works from the air, it does not go on the list.
